Once we have received confirmation of your instruction to proceed with the sale of your property, we will make arrangements to return to the property. At this stage we will carry out an Energy Performance Report, produce high quality digital photo graphics, and a full set of floor plans. Property particulars, will be written, designed, and compiled for both online and off-line marketing, including location map and directions to the property.
A draft of the off-line brochure will be forwarded to you for approval usually within 24 hours.

Home Information Packs - a brief explanation
From the 14th December 2007 it became compulsory for all homeowners in England and Wales to arrange for a Home Information Pack (HIP) to be prepared when putting their home up for sale and to make a copy of the pack available to any prospective buyer upon request.
How a Home Information Pack will benefit your buyer
Previously most of the information a buyer required was only produced after an offer had been made and accepted, so if there are any problems, these only come to light several weeks later by which time the parties have incurred legal, survey and search fees, and resulted in sales falling through possibly months after the offer was accepted. This can cause frustration and delay, and may result in gazumping or the terms being renegotiated or even the sale falling through altogether.
A Home Information Pack will ensure that all the important information is provided upfront, giving peace of mind to both you and your buyer and creating a smoother, faster path to a successful sale.
This will allow your prospective buyer to make an informed decision at the outset.
The pack includes an Energy Performance Certificate which will also provide information on how energy efficient your property is.

Will I need a HIP if my house is already on the market on December 14th?
No – However the Government proposes that all properties for sale will eventually require a HIP. The deadline date has yet to be announced. The anticipated cost of the HIP will be around £350-£400.
